Contract Terms & Conditions

When booking ‘The Place, Bath’ (the property) you are signing a rental contract. Bookings are accepted according to the following terms and conditions. Any references to ‘us’, ‘our’ or ‘we’ in this contract refers to the property owners, Sarah & Michael Jones, Ridgewood House, Widcombe Hill, Bath BA2 6AE. In this contract, ‘you’ and ‘your’ are references to the person making the booking and other members of the booking party.

Term: As per agreed booking dates, commencing at 15:00 on your arrival day and expiring at 11:00 on the departure day, unless otherwise agreed.

Maximum occupancy: For the avoidance of any doubt, the maximum occupancy at The Place is 2 persons and we do not accept children under the age of 12.

Booking confirmation: Bookings will be provisional until confirmed by us by email, upon our receipt of the booking deposit. At this point a contract shall come into existence and you will then become responsible for paying the total price of the booking.

Payment for your accommodation: A deposit of 50% of the booking price is payable at the time of booking by bank transfer or debit/credit card (credit cards will be charged a 2% transaction charge). The balance of the rental payment, along with a damage deposit of £100.00, is due at least 30 days before the beginning of your rental. Failure to pay the balance on or before the due date shall be construed as a cancellation on your part and any deposit paid will be forfeited (unless otherwise agreed). In the event that a booking is made less than 30 days before the commencement of the rental, full payment by bank transfer or debit/credit card is required at the time of booking. Please note that the booking deposit is non-refundable under any circumstances and that we require details of a valid debit/credit card in case of unforeseen circumstances.

Cancellation policy: All cancellations must be made in writing or by email. In the event of you needing to cancel a booking, unless you give us more than 30 days notice, you will be fully liable for the total booking value. In the event of giving us more than 30 days notice, you will forfeit only your deposit.

We will make every effort possible to re-let the property. If we are successful then we will repay payments made by you provided we can re-rent the property for the same or greater amount, less an administration fee of £150. If the amount the property is rented for is less than your original booking, you will only be refunded the difference, less the administration fee. However, if we are not successful in re-letting the property then any funds paid will be forfeited. We therefore recommend cancellation insurance.

If we are forced to cancel your booking for reasons outside our control (e.g. fire or flood) we will endeavour to first offer you alternative comparable accommodation at no extra cost to you. Should we not be able to provide a suitable replacement property we will reimburse any sums already paid by you in respect of the accommodation. We will be under no further obligation or liability for any losses or expense arising from these alterations.

We reserve the right to cancel any letting should you or any member of your party cause damage to the property, its fixtures and fittings and contents or should you create a serious disturbance.

Check-in/check-out arrangements: Our standard check-in times are between 15.00 & 19.00 on your arrival day. We require you to check-out before 11.00am. On your arrival, you will be met at the property by one of the owners or their representative or will have previously been given instructions for the key-safe facility and information about the property. For all arriving guests, we provide a ‘Welcome’ breakfast hamper.

Pets: By prior arrangement, one small, well-behaved dog is permitted to stay for a small fee. Please be aware that the owners have pet dogs.

Smoking: Smoking/e-smoking is not permitted inside the building or outside in the grounds of the property under any circumstances. We will make a cleaning charge of £200 if it is found that tobacco products have been used in the property.

Damage & damage deposit: A damage deposit of £100 will be payable with the balance payment 30 days before arrival. It is your responsibility to keep the interior and contents of the property in the same state of repair and cleanliness as at the beginning of the letting, allowing for reasonable wear and tear. In the event of any breakages, damage to the building, fixtures and fittings or extra cleaning required after you have checked-out, we will notify you within 24 hours of your departure advising you of any damage caused and any costs incurred. In the event of any complaints of noise or disrespect and damage to the property, we have the right to ask you to leave with immediate effect and without any compensation for unused days.

Cleaning: Upon departure we request that you leave the property in a clean and tidy condition The property will be cleaned either at the end of your stay or weekly if you are renting the property for more than 7 days. We reserve the right to issue an additional invoice if we consider that the property has been left in an unacceptably dirty condition. Should you wish to have the property cleaned on additional days this can be arranged at a cost of £15 per hour with a minimum of 2 hours per day. Please kindly arrange this prior to your arrival.

Linen & utilities: There are no additional charges for linen, electricity, heating , gas and water services. For stays over 7 days, linen & towels will be changed once per week. Should you wish to have your linen and towels changed more regularly this can be arranged at a cost of £30 per change.

Website: The information on our website is given in good faith. We reserve the right to make changes at our discretion.

Telephone calls: The telephone in the property is available for guest’s reasonable use. Excessive use or call costs will be charged to you.

Liability & Insurance: We cannot in any circumstances accept liability for any personal injury, loss of life, damage, loss or accident to personal property. You are advised to ensure your own insurance covers any loss or damage to personal property during your stay and to ensure adequate personal and travel insurance is taken out.

Facilities: The property is provided with electricity, gas, wifi, telephone, Freeview TV, parking for at least one car, linen, and towels and are included in the rental cost.

Rights of Entry: We will be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.
